The Energy Performance of Buildings Directive (EPBD) of 2002 states that all existing Commercial Properties or a Non Domestic Property that are to be sold, rented or leased require a Commercial EPC.
Additionally, for all new build properties a BRUKL Report or Building Regulations UK, Part L (or SBEM Calculation) is required.
There are some exceptions to the legislation, such as Places of Worship, properties due for demolition or temporary structures. Please contact us to discuss in further detail if you think your property may be exempt from the above legislation.
You will also need to provide a Commercial EPC when applying for the Non-domestic Renewable Heat Incentive (RHI) scheme. This is a government scheme that pays a grant to property owners who are using renewable energy. Examples of renewable energy include biomass boilers, solar panels PV, ground source heat pumps, water source heat pumps and air source heat pumps.

A Commercial Energy Performance Certificate is a legal document that is required when you sell or lease a Non-Domestic property, anywhere in the UK. The EPC report shows how energy efficient a commercial property is, and gives an energy efficiency rating from A to G, with A being very energy efficient and G being very in-efficient.
The Commercial EPC has a colour coded chart that is very similar to the colour-coded labels seen on all new domestic appliances. It shows the energy efficiency rating of your non-domestic property so that prospective buyers and tenants can easily identify how energy efficient the property is.
Our energy assessor will collect data and measurements about the property, which is entered into our accredited and government approved software, which calculates the result using the Simplified Building Energy Model also known SBEM.
The resulting Commercial EPC is accompanied by a Recommendation Report that provides information about how the Buildings' Energy Rating can be improved, to conform with the Minimum Energy Efficiency Standards (MEES) legislation introduced in 2018.
Commercial Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement when a property or building is to be sold, let or to be built. If you do not have an EPC when selling, leasing or renting a property you may be fined for non-compliance.
The Minimum Energy Efficiency Standards or MEES legislation which was introduced in April 2018 means that if your building has an energy rating of F or G, it is illegal to rent or lease your property.
This legislation has forced many banks, finance companies and mortgage lenders to insist upon commercial properties achieving a minimum EPC energy rating of an E, before they will authorise a mortgage or change of ownership. Many prospective purchasers and tenants of commercial properties now use the EPC rating to determine which property they would like to buy or rent.

To produce a Commercial EPC for your property, one of our fully qualified Non Domestic Energy Assessors (NDEA) will visit your property to carry-out an energy assessment survey.
Our assessor will take many measurements and photographs of the building and record information about how the building is constructed, insulated, the type of space and water heating, lighting and ventilation. They are experienced, diligent and courteous, whilst ensuring the correct information and data is collected, to ensure an accurate Energy Performance Certificate is produced for your commercial building.
If you have any documents relating to the building such as it's age, type of insulation, dates of extensions and conversions, renewable energy etc please inform us when booking your survey.
Once our fully insured and accredited commercial energy assessors have completed the survey, they will upload the data into our government accredited software to generate the EPC. The report will then be issued to you, along with any recommendations to help improve the energy efficiency of the building.
