The Energy Performance of Buildings Directive (EPBD) of 2002 requires that all existing Domestic properties that are to be ‘sold’ or ‘rented’ require an Domestic Energy Performance Certificate. 

Additionally, for new housing a SAP calculation or Standard Assessment procedure is required. Here at Energess Property SURVEYS & Maintenance, we can supply you with your Domestic EPC, Energy Performance Certificate and SAP Calculation.

You will also need to provide a Domestic EPC when applying for the Domestic Renewable Heat Incentive (RHI) scheme. This is a government scheme that pays a grant to householders who are using renewable energy. Examples of renewable energy include biomass boilers, solar panels, ground source heat pumps and air source or water source heat pumps.

Domestic Energy Performance Certificates

A Domestic EPC is a report that shows how energy efficient a property is and gives and energy efficiency rating from A – being very energy efficient, to G – being very in-efficient.

An EPC has a colour coded chart that is very similar to the colour-coded labels seen on all new domestic appliances (e.g. fridges, washing machines etc). It shows the energy efficiency rating of your property so that prospective buyers and tenants can at a glance, easily identify how energy efficient the property is.

The report includes a separate section that identifies energy efficiency recommendations and measures that are available to install, and what their effect would have upon the energy efficiency of the property, if they were to be installed.

There is also an Environmental Impact rating, again its based upon a scale from A-G. The better rated properties have a lesser impact on the environment due to lower Carbon Dioxide (CO2) emissions.

Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement under the Energy Performance of Buildings Directive of 2002. They are required when a domestic property or building is to be sold, let or to be built. If you do not have an Domestic EPC when selling or renting a property you may be fined for non-compliance.

In April 2018 the Minimum Energy Efficiency Standards or MEES was introduced which means that if your building has an energy rating of an F or G it is illegal to rent or lease your property.

Because of this legislation, many banks and finance companies are now insisting that domestic properties 'for sale' or 'to let' must achieve a minimum EPC energy rating of at an E, before they will authorise mortgages or credit. Many prospective purchasers and tenants use the Domestic EPC rating to determine which property they would like to rent or buy.

If you install new energy efficiency measures or upgrades to your property such as a new boiler, double glazing or solar panels for example, we would highly recommend that you commission a new Domestic EPC, as it could significantly improve the energy rating of your property.

If required, our Maintenance and Refurbishment team will be happy to discuss installing the new energy efficiency measures on your behalf.

To produce a Domestic Energy Performance Certificate, one of our fully qualified Energy Assessors will visit your property to carry-out an energy assessment survey. The energy assessment will usually take between 30 minutes to an hour to complete, dependent upon the property size.

We will require access to all rooms within your property including lofts, garages, out-houses and any other habitable areas. Our experienced Energy Assessors will be diligent and courteous, whilst ensuring the correct information and data is collected, to ensure an accurate Energy Performance Certificate is produced for your property.

They will collect data regarding the property’s construction characteristics and elements, including walls, windows, floors, roof, lighting, insulation, heating systems and extensions. If you have any documents relating to the property, such as it's age, insulation, dates of extensions and conversions, renewable energy etc, please inform us when booking your survey.

Once our energy assessor has completed the survey, they will upload the data into our accredited software program to generate the EPC. The report will then be issued to you, along with any recommendations to help improve the energy efficiency of the property.

Please note: Our Energy Assessors are duty bound to take a number of photographs of the property both internally and externally as evidence of their work, for audit purposes.
