Domestic Gas Safe Certificate CP12

Commonly known as Landlord or Home Owner Gas Safety Certificates, CP12's are visual inspections and physical tests carried out by a Registered Gas Safe Engineer. All the gas appliances and pipe work (that are visibly accessible) within a domestic or residential property, are checked to ensure they are in good and safe working condition.

The checks and tests carried out on the appliances and pipe work include boilers, cookers, fires, fittings, chimneys, gas meters and flues to ensure they are safe for tenants, families and visitors.

You will receive a Landlord or Home Owner Gas Safety Certificate which includes the results of the tests on the appliances within the property.

As a residential or domestic Landlord, you are legally responsible for the health, safety and welfare of your tenants and visitors within your property. If you do not carry out gas safety checks and inspections on an annual basis, you are putting lives at risk and could receive a substantial fine and/or a custodial sentence (imprisonment) for failure to comply.

Additionally, the Smoke & Carbon Monoxide Alarm Regulations 2015 require all private rented properties to have a smoke alarm fitted on each floor level/storey, where a room is used as living accommodation.

The regulations also state that a carbon monoxide alarm must be fitted in any room that is used as tenant’s living accommodation which has a solid fuel appliance fitted, such as a wood burning stove or coal fire.

Failure to comply with the Gas Safety Regulations could result in prosecution and a fine of up to £5000.00.

Although our gas engineers will thoroughly check all appliances within the property, it is always good if we can have a detailed log of all the appliances before we visit the property, so that we can ensure all appliances etc are ‘found’ and checked.

Gas Safety checks, CP12's can be carried out between the 10th and 12th month from the date of the previous gas certificate (if the property has been continuously rented). It’s important to provide the previous gas inspection date, to ensure we can carry-out the new gas check before the previous one runs expires.

You will need to inform your tenant and arrange a suitable and convenient date, just in case the gas supply has to be disconnected, however this is rare.
